This can provide a clear separation between the landlord’s personal finances and the company’s property investment activities.

What is a limited company buy-to-let mortgage?

A limited company buy-to-let mortgage is a mortgage provided to a company rather than an individual landlord.

The company purchases and legally owns the property. The mortgage is secured against that property, and the rental income belongs to the company.

Although the company is the borrower, lenders will normally assess the directors and shareholders behind the business. They may require personal guarantees, making those individuals personally responsible if the company cannot repay the mortgage.

What is an SPV limited company?

An SPV is a limited company established for a specific purpose. In this context, its main activity is buying, owning and renting property.

Many buy-to-let lenders prefer SPVs because the company does not normally conduct unrelated trading activities. This can make its finances, ownership and liabilities easier to assess.

The company will usually need suitable property-related Standard Industrial Classification codes registered at Companies House.

Commonly accepted activities can include:

  • Buying and selling property
  • Letting and operating owned or leased property
  • Managing property

The exact company structure and acceptable SIC codes vary between lenders. You should check the structure with your accountant and mortgage adviser before submitting an application.

Can a trading company get a buy-to-let mortgage?

Some lenders consider established trading companies that want to purchase investment property. However, the number of available products may be more limited than for an SPV.

A lender may review:

  • The company’s trading history
  • Business accounts

  • The intended use of the property

The company will generally need to exist before the mortgage application is submitted. You should confirm the proposed structure and SIC codes with your accountant and adviser before incorporating it.

Can one person own the limited company?

Do limited company mortgages require personal guarantees?

Most lenders require personal guarantees from directors and significant shareholders. The precise requirements vary between lenders.

Can a limited company mortgage be interest-only?

Yes. Many limited company buy-to-let mortgages are available on an interest-only basis. The original balance must still be repaid, often through sale or refinancing.

Are limited company buy-to-let rates higher?

They can be higher than personal buy-to-let rates, and product fees can also differ. The total cost should be compared rather than focusing only on the initial rate.

Can profits remain in the company?

Profits can remain in the company after its tax liabilities and other obligations have been met. They may then be used for future business activity, subject to appropriate accounting and legal treatment.
